Ive noticed tons of land assembly deals in east Van recently. On 33rd past Knight, Slocan and 29th and now I see a whole block on Rupert and 22nd which is like 5-8 houses.

Lots of demand for more affordable townhouses, maybe its developers buying homes and developing them into town homes keeping the juice flowing every so slowly
that's like the word out of experienced peoples mouths, instead of some random thing from the past. To the moon!

I conclude that the buyer of 3308 Carolina may have paid way too much and so might the buyer of 2281 Graveley. Thoughts?

Try finding some examples of sales that aren't side deals. Everything you post is grasping at straws when it is obvious that the market is done.

Savvy buyers can see through this sale and would never use an outlier like this as a comparabe. Nice try though.
