If you guys can recall, I called this rebound about 3 or 4 weeks ago when I saw the raw data in the field (homes selling or under contract).  Doesn't matter how you spin the numbers we are at peak or above it.  I still think we will see an increase of house prices this year of about 10% to 15%.  Construction is increasing.  I'm getting calls everyday regarding custom home construction, and its not just Burnaby, its Delta, White Rock, North Van and Richmond. this year looks like its going to be the busiest one for me in a long time.  It looks like the smart consumers locked down their lots/land when it was cheap and people are ready to start building.

 As such check out these solds in Burnaby for SFH approx. 1 million and above

We may have stopped dropping, but I don't think we are "at peak or above it".  I'd be very surprised if my house were worth what it was last summer...

Lots of sales now. Without jumping the gun...it would appear the market bottom is past.

it largely depends on where you are and the property type. i agree i don't think my home is worth what it was worth last summer. however, from the sales posted here, it appears there are some very strong comparables which suggest that in certain areas, we are at or above the peak prices. the markets don't move at the same time, so you may need to wait for the trickle/ripple effect to occur (i.e. tier 1 properites will get too expensive, so some buyers will look for tier 2 propreties, thereby driving the prices up, etc)

I assumed the high end sales of $4-5 million dollar houses had dried up and even though composite index price is down. I thought that without the big ticket houses skewing the average maybe the 1-1.5 million houses would be the primary movers of the composite and they actually increase in price and the composite price would reflect more accurately.

So I looked at the numbers, Feb 2016 / Feb 2017

Oddly enough the proportion of 4-5 million vs 1-1.5 million homes are a steady 14%. For every 100 homes sold in the 1-1.5 mil 14 are sold in the 4-5 mil range.

Driving around the city I see allot of "orange protective" fences. Spring is the most ideal time to build...

up 20% in 6 months....  so that one is likely higher than peak...

its coming out of winter what else would you expect

Another prime example of houses down 15%.

Tear downs just a block away sold for $1.7m not too long ago.

Not peak price but pretty close. 50+ year old homes within a 5 block range were selling high 1.5s maybe low 1.6s in the area in peak 2016
