We are not down to Sept 2012.
Detached prices are probably down to Feb 2016 now.
That's what I'm seeing.
What's concerning for prices is the amount of inventory piling up.  Every day all I see is new listings but very few sales.

These are all sales for Burnaby over 900k.  ZOLO gives you average numbers.  When your dealing with averages you all know the numbers are smoothed out depending on type quality location etc etc.   These are ACTUAL SPECIFIC numbers. Volume is down yes I agree, sales VALUES are the same as peak or just slightly lower.  Poke holes at that

Awesome news!.... so prices are selling below peak (you even admit that) and you think the temporary blip is over.  That didn't take long at all.
Unless all these homes were actually sold at the February peak and now just re-sold, how do you know what these individual properties were really worth back at the peak? Are you psychic?

You should ask the realtor about that island ave property...something quirky about the sale.
the other person even agreed that things are fine today.

How does 5382 Frances St. selling for $1.655M compare to peak?  66x132 home is 43 years old.
Let's try 5520 Frances St as a comparable.  66x132 home is 37 years old.  Sold in June of 2016 for $2.022M.
Let's try 5603 Georgia St. as a comparable.  66x132 home is 74 years old.  Sold in May of 2016 for $2.088M.

But the good news is that 5382 Frances St. sold for over-ask  :lol:

Yes, I think this is being ignored. 
What is certain - asking prices are being dropped by hundredths of thousands of dollars, but to be fair, so what? One can ask anything.
The issue, as I see it, is volume. Not enough comparable houses being sold to really see what neighbourhoods are doing.

premium locations:

1906 in yaletown park 2 (909 mainland). 
546sq sold 618k (asking 619k) = $1130/sq. oct 5. no air conditioning. view of water through 2 distant buildings (not a very good view). 9 years old
SAME UNIT (i.e. 1906 909 mainland) sold 530k april 2016. Up 17% in 5 months. 
(2106 sold 538k in feb)
.. high price to pay to live in a south facing oven condo!

on detached side

2883 w29th sold 4125k March 2016. 2 year old modern home on 33x130 with decent view (can see city/montains)
2918 w32nd sold 4080k sept 2016. 1 year old craftsman on 33x130 no view
(based on this, w32nd should have sold much less)

6625 labernum sold 3998k. 1989 house ~4000sq on 6500sq lot. july 12, 2016
1948 w44th sold 4030k. 1988 house ~4000sq on 6725sq lot (not sure a lot of asian will go for the '44'). sept 27 2016
(pretty in line)

With condos pushing 600k for 1 bed shoeboxes, it makes these 1.2M houses seem cheaper (given they did not appreciate 17% the past half year). if this remains, i expect upward pressure will be placed on the houses. 

Someone with a 2 bed condo ($1M) and a growing family can basically swap over to a vancouver detached with a mortgage helper at par.
Of course there are those who own more than 1 condos as investment who can sell and trade 2 condos for a detached.

1036 Nootka sold for $1.24M back in Jan 2016. Very comparable in terms of location, lot size, sqft, yr built. The $/sqft is actually cheaper than 1125.  
But these are just one off comparisons... I don't think 1125 shows prices softening by any means... would love to know what the buyer is thinking.
BTW, 1036 is back on the market listed for $1.399M.. seems like the interior was 'refreshed' a bit.  Any bets on how much it will sell for?

Pretty soon they are going to begging for bids.
