I don't see a lot of people selling around me. Too hard to buy back into the market.
The SFH market is broken - and not just from an affordability perspective.

The issue, even for long term owners is the lack of options even if they sell and unlock equity. Its great that your house is up 500K, but if there isn't a more desirable listing in your range than you stand to loose that equity really fast waiting on the sidelines.

This coupled with the rapid re-development of older homes into 2$million plus units is put extreme pressure on the whole market structure.

I think the marked shift is that even current owners are getting "priced out" without taking of massive new debt.

How much to build the 4K sqft house on the lot? 600K?
So the new house on this lot is worth 2.3M?
