Anyoen have the sale details on 180 E17th? I've been watching that as it has a few wierd twists, barely west of Main but a west side price at $1.6 million. New build on a narrow lot, and a couple hundred neighbours staring into your backyard from the new condo at 3333 Main. Surprised it sold, unless it went for way under ask.

Tom - care to share the story behind the sale? Bidding war obviously - how many dropped out immediately? I think you said there were 4 offers but were 2 starting with a 7 (ie disciplined :) )and two others that got into a pissing match? Or did 4 people stay to the end?
Rarely do all 4 people 'stay to the end'. It usually ends up between 2 grps... but anything goes in this business.

As for our E22nd listing for $1.549M. It had 4 offers.... and sold for $1.69M. Somewhere, ETB is smiling.

Sold for $1.5M. Lot was 175 ft long but tough location next to an alley and a giant residential building, 3333 Main St, looming over.

I also see a Fraser area sale on a 1907 home, asking $1.088M for $1.125M.
Is this just on detached or is condo also taking off?

You're asking Tom? He never replied why he listed his Gilley home as South facing when it was actually west facing. Chinese people like south facing for feng shui.

He is right about pockets of the market doing well now. But it's a time when sales should be better. But I wouldn't get too excited as sales are still considered slow and listings are high.
So jimmy said I missed the dip in Richmond last year. And now prices have fallen even more with no balance in sight! The poor old man is just too old and grumpy!

I've noticed more sold signs lately in NB other than a few stagnant listings along Boundary. See any major price declines or increases in the area?

North Burnaby is dead these days compared to other times. Probably because vendors aren't willing to move too much off of asking.

That being said, he's a quick snapshot of the last 10 days sales reported in North Burnaby - my comments along with the sale because if I'm going to do the legwork, I'm going to throw in my $0.02 :mrgreen: :

3790 Eton St. - asking $1.198M (after a few reductions) and sold for $1.155M. Character house north of Hastings on a 50 foot lot. Good price in this market if you like character and there is nothing disastrous wrong with the house. They paid $1.11M in May of 2008. $40K gain in 5 years or virtually nothing. Hence - good price. Note that they started asking at $1.428M.

7060 Buchanan St. Asking $1.019M. Sold for $1M even. Big lot. Bad block. I think the buyers are crazy.

1225 Eastlawn. Asking $998K. Sold for $970K. Started the asking at $1.368M in Jan/12. Purchased for $882.5K and renovated. More cosmetic than anything. New floors, new cabinets, new railings, new paint, new fixtures, new countertops.

3955 Parker. Asking $1.098M. Sold for $1.094. I really don't know what the buyers were thinking. I would have sold them my house 3 blocks away which is much nicer for the same price - and on a quiet st, not a primary getaway out of N. Burnaby to d/t. Mind you, mine isn't listed.

3915 William. Asking $749K. Sold for $730K after 6 weeks. Probably land value.

4738 Frances. Asking $1.248M. Sold for $1.25M. New house. Looks cheap. Naive buyers could have bought land and built a much nicer home for cheaper. My quick 2 second test of how nice a new home is... the quality of the fireplace. Sounds crazy but trust me.

4551 Frances. Asking $780K. Sold for $700K. Land value. If new houses are going for $1.250M - there's some room there for profit.

6385 Aubrey. Asking $1.188M. Sold for $1.1M after half year. Originaly ask was $1.35M in 2012.

4240 Parker. Congrats Tom!

1522 Madison Ave. Asking $808K. Sold for $812K. Head scratcher. 1440 Madison reduced from $828K to $798K on March 5. Similar house, 1 block away. And two people get into a pissing contest on this one when another virtually identical one is 6 houses down and less money.

Nice work!!! When you and I need to buy some RE, we know what to offer and we know where to look. We don't need that so called expertise from realtors.

So, when I buy, I will not need a realtor. I'm my own realtor and I will take that other half of the commission. That jimmy, is a smart investment strategy that you don't know.

EDIT: Thats a bit of a lie, $730,000 for land is pretty rich. Ill be a buyer at $500,000 should that ever happen. Maybe soon enough was a little optimistic.

I think they paid a decent price for a 50 footer @ $730k in NB. I drove by this house a few times and it looked pretty decent. Not sure how the inside looks though.

The house in question that sold for $730K sounds great... but the house is pretty much on Douglas Road. Most people drive at least 70.. anywhere to 100 on that stretch. Also, on the other side of Douglas is industrial - nothing like having a brand new house and overlooking the welding shop and the translink parkade while sipping on your morning espresso.

Nice house, but if it wasn't beside the big development it would've been sold a lot sooner.

Two homes that recently sold for above asking. Looks like if you price it right you can sell it fast, they were on the market for less than a week.

1321 E 18th aVE. sOLD FOR 995k, LISTED FOR 889.5k

2940 E 15TH aVE. SOLD FOR 890k, LISTED FOR 878.5k

They both appear to be renovated, and had some decent landscaping work done.
