The sale that has amazed me lately is 554 E 21st. My old hood. 25 ft lot. No garage. List $979, sold for $1.15M. Unreal.

Posting cherry picked listings does not show the strength of the market. You need to look around the surrounding cities to see what's really going on. With Richmond prices being higher than east van, why don't you show what's going on there? HAM areas are slow now. The tri cities especially poco, sales and prices on some properties are back to 2007 levels.
So jimmy said I missed the dip in Richmond last year. And now prices have fallen even more with no balance in sight! The poor old man is just too old and grumpy!
