We just had multiple offers on our East Van TH. Listed at $679,900.00 for 1560 sq ft. The opens last weekend were very busy. I'll post the sale when subjects are off.

I noticed one in the same complex, same price, same sqft is for sale for 57 days now.
There is one important difference...cna you spot it?
This feature represents what will sell now vs what will not
the cure for higher prices is moving to a destination with lower prices

Horrible location. Not sure what the buyer was thinking
Too close to Kingway and Joyce for my liking.

Collingwood may be considered filthy by some people, but its a nice place to live. Close to skytrain and shops, and close to metrotown. Without going to Burnaby, where else can you get a house near as many amenities?

The history paints a good flipper picture on this one:

- bought in Oct/09 for 780K
- put on market in Jul/10 for 849
- on market 3 separate times in 2010 at 849, nothing
- put back on market in Oct/11 at 799
- sells for 850.

How ironic that they got their price only after lowering their asking price. Looks like tactically pricing properties to incite a bidding war is the favourite way to sell homes, which means the actual presence of a "bidding war" or "selling over ask" is meaningless in your market.

So there is a sale that has actually done worse than the increase in the HPI for Van East since Oct 2009. They only had an increase of 9% versus the 21% increase HPI for detached. Obviously the market isn't as hot as some think.

Hardly a crashing market - more in line with seasonal expectations.

1) removing the extreme would be removing -14.3%, and +6.4%. Still 3.4% avg discount.
2) Dundas (v911653) was listed at 1.248M Sept 20. was reduced to 1.188M Oct 3, and sold 1.165M Oct 25. Sold in about a month.

The house that sold overlist is hardly worth getting excited over. It was listed for $19k more than it was purchased for in Oct 2009. Like WCF stated, obviously priced to incite a bidding war. Remember it only sold for 9% higher than it was purchased even though the HPI increased by 21% over the same time period.

The Dundas property appears to have been originally listed for $1248k so in essence it was sold at a discount of 6.7%. Using your selective method of calculating averages the discount was still at 3.4%, which is higher than your 1-2%.

"True avg" includes ALL data points......only your convenient averaging excludes (i.e. cherry-picks) data points.....oh, and btw, your first post included only the one over-ask and excluded ALL discounted sales and you stated there was no discounting going on at all....cherry-picking and misrepresenting at its finest.
