you're right - it's probably net about 75K. not worth the investment :roll: :roll: :roll:

etb, I am curious as to how you get the sold prices so quickly. Are you a realtor or where do you find your data. I would love to know where I can go and get sold prices without having to ask a realtor.

Assessed is formulated by some pencil pusher in Victoria. Why would that be the key to anything except anchoring a poorly run negotiation?
when our market tanked I saw selling prices closer to assessed value - and the occasional steal under assessed. It's just one of the tools I use to gauge the market.
Interesting admisson that it can and has happened here....Vancouver is not immune afterall...

Just an observation based on the sales that ETB had previously listed, all of which were always over list with multiple bids. That's why I asked the question.
That's how market works.

In week 1, seller put his property on the market with an asking price little bit higher than assessed value, and it was surprisingly sold in next few days at 20% higher than the asking; it was then reported, in week 2, by news, TV. and internet; then more new sellers are encouraged to sell their properties with a incrediable high asking price in week 3; ... but market can only support the new price at certain level, so properties were sold, in week 4, less than the asking prices but still way above the assessed values.

That's what happening now.

3557 E. 47th ave
1,698,000

Likely will not sell at asking price - but the seller has jacked the price extremely high to adjust to market conditions; not wanting to undersell his property

1) ETB makes it up to annoy you
2) ETB has Realtor access to MLS
