why? Because the sold prices were even higher than inflated asking prices, that's why.
Again...are you sure that the asking prices are going up? When I mention that not everything goes over list with multiple bids you dismiss it by saying that only absolute sales prices matter... :roll:

Did you see the sale that gse posted (ETB missed) that went almost 30% under list. Based on that sale, the crash is beginning... :lol:

Do you deny the multiple offers here? Or how else do you get a selling price above asking?
Weren't you the only bid on your house and it was over list? I don't remember.
nope - I paid above asking...but still 30K lower than the assessed at the time
the cure for higher prices is moving to a destination with lower prices

Crash or not, you'll be where you are for years.
Where’s that? My plan is playing out very nicely and it looks pretty good. It all may happen sooner rather than later. I`m fine thanks.

And here are ALL THE SALES from yesterday in van east (SFH detached)
V859077 VVESV 728 E 49TH AV 929,000 655,000
Wowser....almost 30% under list. Why didn't ETB report that? The market is crashing!!!
this is a horrible house in a horrible location on a busy street.
And it still sold for nearly 100K above the assessed value of 563,300

Again, a little perspective is needed
the cure for higher prices is moving to a destination with lower prices

no - how much over assessed is the key.
You won't find a decent home anywhere close to now
the cure for higher prices is moving to a destination with lower prices

BTW - the seller of this home just made 100K in 7 months
They bought it last July for 552,500

To mke fishguy happy, list your house for 10m and sell it to him for 2m, and tell him the market get 80% hair cut.

Assessed is formulated by some pencil pusher in Victoria. Why would that be the key to anything except anchoring a poorly run negotiation?

when our market tanked I saw selling prices closer to assessed value - and the occasional steal under assessed. It's just one of the tools I use to gauge the market.
