... on the other hand, you picked 2 specific sales from yesterday. Every day houses sell above list. Every day houses sell below list. You won't find a day where houses don't sell above list, you won't find a day where houses don't sell below list.

easy there buddy. i was just commenting how not every house in west side sells 300-400k above list multiple offer. you mentioned in a prev post that every house in west side side sells 300-400k above list with multiple offer.

LOL because it shows how westside Realtors love throwing "over list" meat morsels to the dogs. Listing below market price is an old saw; when westside over-askings aren't occurring at all, it's a sign of severe distress.

I vaguely remember a few places over the years listed a few $100K below market, offers came in at list, and were summarily rejected. Moral of the story: who cares.

why? Because the sold prices were even higher than inflated asking prices, that's why.
