Are you sure? When you look at Chipman's (your favourite) stats, average asking price for detached sales declined the most recent reporting period compared to the one prior to it.

It should matter when you are only posting 3 sales out of how many? That's a pretty small data set to use to start making statements about the market. I'm just asking what this means. Are all the price changes up? You need to start looking at a little bit bigger picture. Aren't you the one that likes to accuse bears of only posting a small part of data to support their argument? I think this is the same thing.
the "big picture" won't buy you a home. The big picture also won't tell you when substandard homes in horrible areas are added to the stats to skew it down. Look at individual sales. There aren't any that I would call cheap - everything is selling strong - even the substandard. I could post every sale for you but I haven't the time
FYI - my observations on land only prices...avg size lot in avg area in E. Vancouver (off busy street) is 600K minimum for land only or teardown.
the cure for higher prices is moving to a destination with lower prices

No need to get your knickers in a twist. I'm just asking questions.

Here are the numbers per RC ( http://www.robchipman.net/2011/01/30/va ... ary-24-30/ ). Am I looking for a fight or are you? Again, how can you post three sales and make an overall judgement of the market. And yes, ETB, you need to take the lower end ones into account. They all matter.

In case you're thinking I'm posting bull sales - I haven't touched the west side where each sale is multiple offer and 3-400K over asking. These are East side typical sales
the cure for higher prices is moving to a destination with lower prices

Lol, sometimes I forget newbie lurkers might be taken in by what regulars already take for granted. The 'medical professional' who spends the entire week and weekend day posting MLS stats, often reporting sales before they hit the site, might be spinning data? Unpossible!

With such inflated asking prices, there are still 2 out of 4 in west and 3 out of 9 in east sold above asking prices?? I interpret that market is red hot now.
