Taking A Break

Hi All:
Priorities greater than even the Vancouver housing market have encroached upon vreaa, so we’ll be taking a break from daily posting for an indeterminate period. [This is not health related, so not to worry.]
This doesn’t mean we’ve change our minds about the trajectory of the Vancouver RE market — we still expect weakness and price drops ahead.
In the interim, we’d direct readers to the blogs below for good local RE discussion.

markets go up ...markets go down... what difference does it make? in the long run we're all dead.

So that's it then... one month of uptick in the realtor-invented Frankenumber and suddenly the market's just fine? Record low sales and record high inventory for time of year, all at record-low emergency interest rates? Are you guys serious? Right.

Come back in October there, bulls and see if you're still this cocky.

And remember: April/May was the peak price in 2012 and 2011, and will be in 2013 as well. Then back to drip drip drip... bye bye equity. Even if 2013 ends up being down "only" 5-7% YOY or hell even if it miraculously ends up flat, that's one sh!tty investment. Throw in the carrying cost differential, and the mid-term downward pressure that the eventual rate adjustment will bring, and this thing's trajectory is sideways and down until rates stabilize. People looking for a sound investment should be looking elsewhere.

Fonzi, I think she is taking a rest to be merciful. She has decided to give the Bulls fist a break, by stopping smashing her nose against them hard knuckles.

This is true. I haven't sold but I probably would have 'hedged' by now.

I actually feel sorry for some of the bears as well. Especially those who sold 'at the top' sure that they could swoop in and pick up bargains the following summer (so obvious!); some of whom I know personally. Or the young families that waited and waited and waited, moving every year or two as they got kicked out of their rentals.

Some people are too analytical, like those on this board locking in their mortgages at fixed rates when variable is still working. Or selling their house as soon as the cap-rate is slightly compressed.

Now, if I lived on the West side, I would have most definitely sold too soon and moved East. Like selling AAPL and buying INTC.
