Sorry! I'm looking for feedback and tips from genuine homeowners and successful investors. You have nothing to offer.

Any cursory research would show that the big depreciation is in the condo hotel properties. Here's an insight in terms of BC assessment values.

“The one area definitely impacted by the overall drop in assessment values is the condo market, which fell 12 per cent.

"If you look at the overall (Whistler-wide) decrease, it wasn't that significant. We're talking 3.5 to five per cent, generally. The condo market, the 12 per cent that they are showing, those are condominium hotels that are not generating cash flow for people, so in effect their prices have dropped substantially," said Chiasson.”

Here's a comment about the upgraded Sea to Sky Highway, Naturally, upgraded highway has had a negative impact on hotel room nights. On the other hand, condo ownership appears to be widening in the lower mainland region.

American buyers now down to 6% during 2012.

Finally, here's a comparison. You could buy a 1/4 timeshare for @$150 psf or quality Phase II for as much as $400 psf or Phase I for as low as $350 psf. Typical values in the Village for Phase I and strata is from $600 psf.

there's like a dozen foreclosures in the hilton right now. they are cheap, but you have to sign up to their shitty management agreement that really restricts your use and enjoyment of the property. You have to pay for your unit to be cleaned after each time you check out. Plus its only 28 days summer/28 days winter for your own use. I'd way rather have more flexible ownership... these are cheap for a reason.

Good point about the new highway making it more accessible so there is less need to buy a place (or stay overnight) if you want to ski there or mountain bike if you live in the lower mainland........this is contrary to some thinking before that the new highway would increase demand for property at Whistler.

I think that's a convenient excuse. The new highway saves me 10 minutes, hardly enough time to make a difference in a purchase if I were in the market.

Hey JT, why don't you buy five of those phase two properties. Since they've pretty much gone no-bid, you could probably pick up six with that budget. Then you could stay a total 336 days per year.

Lots of doom and gloom up there, might be time to buy. It's a plan so crazy it might just work.

By the way, when you're up there, make sure you check out all the development going on just north of the village.

Yes. I think you could easily argue it's more convenient to get to your property more often and enjoy it. The question is, will Whistler remain a top destination? They aren't building any more land that you can ski-in, ski-out from. If you're looking to invest in the area, keep your eyes open for a bottom. I'd say there will be some deals to be had and it will bounce back in the coming years.
