The context is comparing the possibility of flooding. Luckily most Manhattanites live above ground level. And so what if Richmond does flood? Disaster relief will cover some of the loss and the chance, from what I have seen based on reading environmental reports, isn't that high. It's a measurable risk but not certain; it requires a very specific location for an offshore earthquake to cause a measurable water surge.

So let's say the chance of Richmond flooding is 10% over the next 40 years, and the damage will be $200K. Now figure out what discount Richmond should offer relative to Vancouver. (Hint: not $200K). I smell fear, but it might be that rotting burning garbage smell Richmond gets every once and a while.

These few sales are all from long time owners that bought all before 98'. These owners will control the market as they will discount the most and tank this market further down the drain. If you bought after 2005, watch out, the equity thief is on the prowl :twisted:

This is also indication that the smart baby boomers are now selling their homes in order to pay for retirement. 33% of Canada's population are geezers. Why sell later and has less mony for Viagara and hookers?

Worlds economy is going gang busters. Full employment, governments have no debt and money in the bank to support any worthwhile cause.

World peace has broken out, and by the end of the week all disease illness and famine will have ended. The Jews and Palestinians have unanimously agreed to amalgamated their countries into a single country, and discussions are proceeding to make a new super state with Israel/Palestine/Iraq and Iran. They have decided they all really can’t help but truly love each other.

Europe is integrating beautifully and everybody is working with full and frank disclosure and with a strong underpinning of security things can only get better. All the banks are full of cash and have no need for any borrowings because they currently have 0 leverage so they are ready to lend on good security.

Canada is wonderful with every bodies homes paid off in full and business employing more and more people on jobs paying 100% more than they did last week.

Can you pass me the bong flip flop. That’s some good shit!

You keep doing exactly what your doing. Its very hard to argue against. It tells the anecdotal truth about the market.

Rosie ETB feels that circle shrinking in. Probably hoped that if only he could convince others, the mania would continue.

Ill keep an eye on things from time to time. Ive been here for 4 1/2 years dealing with these idiots, and its time for a break.

When it comes to markets, only 2 things matter. Fear and Greed. Greed at the top, fear at the bottom.

Everything in between is noise. Time to bottom? 3 -5 years.
