Wow! A couple sales I wanted to post turned into a dozen. Over 35% of the sfh sales so far this month in Richmond, are well below ask and assessed. I've included sales not only from the once crazy hot west Richmond, but from other areas too. Richmond was the epicenter of this massive speculative mania and we are about to see the biggest bubble in BC history implode. I could see -10% hpi by Jan 2014
So jimmy said I missed the dip in Richmond last year. And now prices have fallen even more with no balance in sight! The poor old man is just too old and grumpy!

All areas are overvalued and over priced!

Yes, every post I make have the current year assessment. It's really bad in Richmond and it looks like moi will be 9.5-10 for sfh. Expect a crash in Richmond this year if moi stays above 10 for the year.

this property was cheap compared to other properties in the neighborhood, so i'm not surprised it went above ask. i suspect that this guy lowered his price once he saw 5755 on the market:

$940,000 (was $978,000 i believe)

Have you validated this? I believe the "13 SFH sold" refers to 13 SFH with a sold date of March 1-15. As opposed to SFH with sales which were reported in March 1-15. When Shuchat searched the system, and punched in sold date March 1-15, it would actually look for the "SOLD DATE" field, NOT the "reported sold" field.

In either case, right now its not accurate to report on SFH with a sold date of March 1-15 as the official "sold date" is when there was an accepted offer. This gets reported when subjects get removed. So avg subject removal is 7-15 days, and it takes on average 3-7 days for a realtor to report the sale (fill out forms) and for the broker to verify and submit and show up on system.

Most of the sales that get REPORTED March 1-15 actually happened in February. Most of the sales that OCCURED March 1-15 are actually not yet in the system.

Looking at sales JAn 15 - FEb 15 is probably accurate now as most of the sales that actually happened on those dates are probably reported in the system now. This number is currently 88.

I think it's maybe the REBGV that's cherry picking numbers. LOL!!!!

Does anybody know whether the REBGV must have these numbers audited or independently reviewed? Would give the industry so much more credibility if they did require some sort of independent audit of their numbers. Would benefit the public also. Nah! - let's make up this sh*t as we go along and jimtan will eat it all up.
