1) Teacher/Student 40
2) Just sold a 2br condo - didn't like it, didn't pay attention to market. Wanted to buy a house (P. Moody/Coq. area), started looking, did some reading, did some more reading (tip 'o the hat to this site) now renting.
3) Can't predict - what i don't know could fill warehouses. That's why I'm here - to learn.
4) Renting and watching. First kid due in a few weeks and when the small profit we got from the condo sale along with savings blooms to a point where we can buy at certain pre-set criteria, we will buy. Not playing that wait for the bottom game with a primary res.

1) Age / Location / Occupation
2) What real estate do you own?
3) What's your view on the market going forward? Buyer or seller? Which parts of the market?
4) Anything else?
1) 42 / Bradner, BC / Self employed software reseller
2) My home
3) In the next 3-6 months, my wife and I will be buying 2 condos in Phoenix and after that, we'll likely start looking across Canada at other investment opps.
4) I'm so wet behind the ears, I need a towel. This past weekend was an amazing start to what I hope is a long term, investment lifestyle after taking Ozzie Jurock's Weekend Real Estate Action course. I thought I knew a little bit about real estate investing, but after this weekend, I realized how much I didn't know and more importantly, how much I still have to learn.

I'm looking forward to meeting other REAG members at the monthly meetings and sharing information and ideas.

Edit: And of course, getting to know people on this forum, too :D

Todd.

Hello all,
1) Age / Location / Occupation
2) What real estate do you own?
3) What's your view on the market going forward? Buyer or seller? Which parts of the market?
4) Anything else?
1) 40 / Vancouver / Software Developer
2) none
3) I thought about buying back around 2000 / 2001 but valued freedom over a mortgage commitment. It has been a little painful watching the local real estate market since then but there is no doubt in my mind the last few years have been a result of the global credit bubble and we are going to see a pull back in prices locally; how far is the question now. My wife and I (and new baby) are in a position to buy now but we are obviously waiting to see what happens. We live in a beautiful big apartment in Kerrisdale ($1300) and are saving aggressively for a down payment on something possibly late next year.

We are looking to get into a well maintained SFH with a nice big private yard (1/4 - 1 acre) in one of the following areas:
a) Maple Ridge
b) Langley / Cloverdale
c) North Okanagan

I have been a regular visitor to this forum for a couple of years now and also visit Paul B's site every day to keep tabs on the numbers. I also was a big fan of VHB's site and was very disappointed when it was so abruptly discontinued.

That's probably enough for now.

1) 26, Coquitlam, Independent Mortgage Broker
2) Have my own place in Coquitlam, about to begin purchasing revenue properties as well
3) With this market you have to look at each city/town individually and cannot look at the province or the country as a whole. If the fundamentals are there you can still absolutely make money off Real Estate. I'll definitely be purchasing Pitt Meadows or East of there, as this is where the best fundamentals lie
4) Just looking to meet some new people are hear all the opinions of all the "Debbie-downers" everywhere. I find it amusing hearing everyone's reason why they cannot do something instead of looking for opportunities. Do your homework, put 20% down (if at all possible), keep your mortgage amortization as short as possible and you'll be just fine !!
