6191 nanika cr. 1.39M sold dec 2016
6080 Nadine Cr 1.7M sold mar 2017

both clean 60x100 lots (quiet, no negative influences)
same neighbourhood/block.

Both assessed 1534 for land. Just structure 30k more on Nadine. (60k vs 30k).

I think what your referring to is peat moss.  There are small pockets of peat moss in the main and 33rd area that im aware of.  And of course in Richmond since the water table is so high you can't build into the ground, ie a basement.  Your only option is slab on grade in Richmond.  Each one ...

Things are normally slow in richmond and there are plenty of people that need a place to live including the rich Chinese.

Look at the data... before the 15% foreign tax 11% of transactions in van was foreign, 18% in richmond, 18% in bby... this is only one month of data after the market was cooling down.
