Re: British investors sitting on thousands of acres of land

And in other breaking news: Chinese immigrants built the railroad, and Japanese Canadians were quarantined during world war two. The Vancouver Sun must be hurting for stories to regurgitate old news that is pretty much common knowledge. But hey - it's real estate related and the advertisers need the...

Re: Looking for a good foreign exchange company

http://www.vbce.ca/ They consistently have better rates than anyone else around. They will give even better rates for volume (> 10K USD), and you can phone in advance - they'll quote you a rate. I've been using them for years for all foreign currency transactions. Vancouver Bullion is by far the be...

Re: The Golden Ticket?

I think the liberal government can implement some changes quickly, but curbing wealthy immigrants isn't going to happen overnight. I also think a change like that would impact the east side just as much (if not more) as the west side. Homes on the east side aren't affordable for regular working fami...

Re: The Golden Ticket?

East side neighbourhoods are just as desirable if not more so than west side ones. Obviously not, otherwise pricing would be different. I've been saying this for years now. The gap will narrow...either by west down or east up And for what reasons? Desirability, affordability, change in investor dem...

Re: Just wow.

I don't find it all that surprising.... only 10% over asking and still less than $1000 / sf.

Lot value is probably $1.75 million and the house looks livable.

I am quite amused... Great post ETB. You are a rock star, I'm sure no one here has taken more risks or was more ambitious than buying a home in vancouver proper.

Re: No Kitchen Sink P-trap in new Condo?

Just for the record, the way they installed isn't the best configuration though. It's better practice to have the p-trap under the sink and a v-type trap in the base cabinet. If the builder put in a pony wall behind the island cabinet, the v-type trap can be concealed within the pony wall and not ta...

Re: No Kitchen Sink P-trap in new Condo?

Sinks in islands have different vents... The vent is below the slab, in the ceiling of the unit below you.

If you think about it, how would it vent vertically if there wasn't a wall at the island?

Re: Mark my words .. RE will drop between now and post elect

funny fact about my "shack" My neighbour put over 100K into his place and my house is still worth more money. I have an extra 1/2 storey over his bungalow, plus the character that comes with a 1930s home. Lot size is the same: 44' x 122' and it looks like the bungalow was listed for $888k back in t...

Re: Habitat for Hypocrisy

Not sure how familiar you are with Marin County, but just past Sausilito, there is Marin City, basically an area of affordable housing projects. For people not in the area, they may know of it because Tupac lived their with his addicted mother for a number if years. Marin is very affluent and has an...

Re: Food for thought....

Many neighbourhoods in Vancouver (usually the ones you find engaged and involved residents living in) have block parties. They are good ways to meet the neighbours and foster a sense of community, the city even provides funds for them. The big events you refer to like Greek Days or Car Free Days ar...

Re: Food for thought....

Sounds like you want a suburb within the City. Street parties are fine and dandy for the burbs. Street parties in big cities should be / are organized events. We just had Greek day along Broadway a few weeks ago... Main Street has a similar event. It's a City: a higher concentration of inhabitants. ...

Re: Food for thought....

There are some very good areas for families in Vancouver but currently they are ridiculously expensive I disagree. There are zero good areas for families in Vancouver.....Main area - postage stamp sized lots, uber-expensive. You should wander over to the west side on a Saturday morning / afternoon ...
