Just keep your eyes down and bow when his name passes your lips.
Funny enough I found myself in some small gym in Surrey where none other than the true HTM was on stage. I think this was in about 2005.

Re: The end of the Gunville REport.

- mortgage brokers are all crooks - despite you not think so, this is borderline libel, and certainly slanderous This was obviously the kicker, and he went way over the line. He specifically said mortgage brokers were taught to bend and break the rules, committing fraud or something close to it. Bi...

Re: The end of the Gunville REport.

Wow Patrick. I'm pretty sure you need to inform somebody if you are recording their calls (or risk legal repercussions). People on this forums specifically warned you around blanket negative statements. It's no surprise what happened. Hopefully this doesn't impact your career too badly. Consider it ...

Re: Scraping the sky.

I don't have an issue with towers, but my preference would be for more SFH neighbourhoods to be rezoned/partly rezoned for townhouses that are 3+ bedrooms.
I like both. Looking at the examples of the West End and the Marpole area, you'll get a fight to the death with NIMBYs either way.

Re: Exit strategies for Vancouver real estate market

My hunch is that prices will fall everywhere when the global financial system collapses (in the short term). But for the long term, I think both Surrey and Maple Ridge are both much greater investments than Vancouver. Definitely will see a shift in wealth from Vancouver to Surrey over the next 20 y...

With rising world panic in global financial markets, primarily due to US intervention in Syria, things are not shaping up for the global real estate market, in particular, Vancouver. You heard it here first people. The politics of the Middle East have particular significance to pre-sales at the Tel...
