Not sure I follow you Geyser. Monthly average sales price is not an accurate gauge of what is happening to an average home, especially during the summer when sales volumes are low. Average price is obviously volatile, especially when considering monthly timescales and not keeping an eye on seasonality. Over long periods, the trend is useful.
