Vanpro Says Goodbye

Hi All,

Well it has come that time that i have to say goodbye to this forum (mainly due to time constraints).

I have enjoyed the lively debate with both friend and foe. Keep up the critical thinking.

Best regards,
Vanpro

Re: Hong Kong Reins In Property Bubble

who is buying Vanpro? The elephant in the room is getting fatter with each post you avoid answering. You need to re- re- and re- read my numerous posts answering that very same question over and over. Locals have speculated one way or another - i.e. thinking prices will always go up and/or that the...

BC Unemployment, Insolvencies Get Worse

BC unemployment rate and insolvency rate continue to worsen - up about 70% to 80% since 2008: http://www.central1.com/publications/economics/pdf/briefing/current.pdf "Nonetheless, it is clear that a sluggish and uncertain economy, evident in lower business confidence and weak retail activity, home s...

Re: Hong Kong Reins In Property Bubble

"vanpro" These posts illustrate my contention that its a myth that Mainland Chinese were or are fueling the boom in Greater Vancouver housing. foreign money accounted for only 2.6 per cent of all sales during the same period. However, Tal believes that could be grossly under estimated, as it is bas...

Re: Hong Kong Reins In Property Bubble

Thanks SethM for confirming that there is not one single instance in which I said that there were no (i.e. zero) Mainland Chinese buying homes here. These posts illustrate my contention that its a myth that Mainland Chinese were or are fueling the boom in Greater Vancouver housing. I have said numer...

Re: Hong Kong Reins In Property Bubble

SethM: Let me test your comprehension before going any further with you on the salient points of the arguments I was making in the debate about the Vancouver housing market (which is after all what we are here for, right?). And, likewise, please let me know if English is a second or third language f...

Re: Hong Kong Reins In Property Bubble

You are the one with blinders on. 1. You are being as hypocritical about use of fonts, bold etc (after you yourself are caught out using large, red, bold font many times over) as Unicas is hypocritical making personal attacks against me in public posts after saying in a private message to me that I ...

Re: why is Vancouver real estate so expensive?

how about we eliminate the data on home sales where there is international demand - and local fundamentals to not apply. Aren't we really just talking about locals being priced out anyway? Take away the west side and Fraserview. How far are locals priced out now? Still way unaffordable: using incom...

Re: Hong Kong Reins In Property Bubble

Again, doing the header is fine but not the message body.
Since when do you make the rules to suit yourself? You used massive red bold font for the title to the article (not the "header") - when you are caught out on it, you suggest that is permmissable but mine is not.

Re: why is Vancouver real estate so expensive?

etb, you should bet the house....come on....you know you want to. oh, and dont worry about logic and simple math like unsold inventory not the same thing as new listings...and growth rates not same as levels...none of that should matter for you...just go for it. In fact, lets do a poll: who thinks e...

Re: Hong Kong Reins In Property Bubble

SethM: I think you are also guilty - look at your OP above - you have cut and pasted the article but you changed the headline of the article putting it in large red font (and you have done the same thing on other threads)....So, I suggest you re-consider your criticism and post an apology to me on ...

Re: why is Vancouver real estate so expensive?

- If we back out the data that we don't like (high end real estate), the city is actually affordable. Didn't Bob Rennie try this same trick to show how affordable condos are? To be fair, if you remove the high end sales, shouldn't you also back out the high end incomes? the opposite happens when th...
