Re: How far can it drop? 20% or 30%?

For all its many flaws, this forum was prob. one of the 1st places to identify that something really unusual was going on in this housing market. That was 5 or 6 years ago.  Then, with action Van may have had a chance. After years of political and pseudo-intellectual scorn and denial, as Eyes points...

Re: Vancouver prices still dropping

At the risk of repeating myself (sic), the Vancouver market was an unregulated (self regulated), ungoverned (bc libs. vision), un-policed (tax) free-for all - open to all.  Until it wasn't. Top down. Of course those saying that it was all about locals and cheap credit will be unmoved by a 15% tax on...

Re: Empty homes study 10,000 vacant condos but still fails..

Relatively newer large (1000 sq ft plus) well located condos are extremely rare indeed and it appears are in demand. Probably because family large condos are not being built anymore and are still much cheaper than SFH. However there's been so many small condos built that signal caution. Looking at t...

Re: Kits Home Sells For Epic Dollars.

Let me guess: rich foreigner? Who else could it possibly be? Jesse, Our household income over the last two years is in the $100,000 - $150,000 range. If you think that its still local buyers and credit conditions leading to this, point me to an institution, lender, anyone, that will entertain lendi...

Re: Should the government intervene?

Of course they should. It's an unregulated, untaxed mess. Apart from the little man/woman of course, they have to pay their dues. PTT, capital gains, pay up or else they'll come gunning for you. For everyone else, welcome to the casino. Except since 2009 we've been told by the 'experts' on here and ...

Re: Kits Home Sells For Epic Dollars.

Let me guess: rich foreigner? Who else could it possibly be? And there you have it, seven years on Jesse is still (in code of course) trying to pin the blame on us, the middle class, gorging on cheap credit. Yes folks it's primarily us, strolling out to the banks and walking out with loans of 1-4$m...

Re: Predictions for 2016

The $CAD is weak because of commodities, oil, not the resurgent $USD. $CAD will only recover if oil does. Collective OPEC action or greater middle-east conflict. So it's dependant on geopolitical events & decisions. It's out of our hands I'm afraid. We've become a two trick pony. Oil & Real Estate. ...

Re: What to do NOW?

Eyes. Had anyone listened to me then they would have bought in 2009. Correct? I was the biggest bull on here for 2 years, virtually the only one - and you know it. Post late 2008=2009 was THE period to buy as there was a pretty much guarenteed extended period of low rates and a real estate price dip...

Re: What to do NOW?

This thread is hilarious. its like amateur hour for reckless gamblers! Advice thus far: Follow the refugees! - they've got a million or two to splurge! Or TFW's! When they're not too busy doing the jobs we wont do for $10 an hour they're out buying / renting SFH - didn't you know?! It's all about la...

Re: Mark my words .. RE will drop between now and post elect

since JT is planning to loosen up immigration isn't it more likely the opposite will happen? Immigration per se doesn't drive up prices any more here than anywhere else in Canada, ratio to ratio. It's about liquidity. Not people. The amount or extent of the foreignness of the money, nothing else. B...

Re: brentwood tower 3 sold out in a day??!!

I used to think the area had great potential. But Brentwood is the last place in Metro id buy a condo. Far too many small condos - supply, and I confidently suspect, far, far, did I say far?.. too may investors. And no sign of stopping. To quote the song..there may be trouble ahead.. Brentwood 3 sol...

Re: Market Updates?

Last month’s figure fell just shy of the record $1.47-million average in August. So Detached or SFH average prices declined in September, despite such a low inventory and a recent rate cut (not that I've ever believed SFH was all about mortgaged middle-class cheap credit). Hmmm, interesting times.....

Re: Market Updates?

^^^^^ All good points. The problem comes if / when "good debt", as it has been called, turns to "bad debt" (example end of fixed term) and there aint no "good debt" left to be had due to rising rates. IF / when this happens is the million $ question. High supply market segments, and vastly over-leve...
