Any recommendations, pleeeease?

Re: Making series of offers to negiotiate.

the right offer is basically independent of the asking price
Is your right offer dependent of the assessment value? How would you make your decision on a market value of the property?

Re: Richmond individual property details

I drove into Richmond the other day and had to do a double take - I thought I was in Manhatten.
River Green phase one is almost finished. Next to Olympic Oval, it looks nice, better than in Manhatten.

Re: What are you seeing in terms of offers under asking?

offers being made around $30,000 or $50,000 under asking
Look at Assessment value, not an asking price. Offer 10-20% under Assessment value.

Re: Investor immigration and Vancouver RE

I have family graduating from high school who cannot attend UBC because they give more and more space to foreign students.
If some Canadian children have low grades and are not able to compete, it's fair that smarter foreign kids with high grades get these spaces. It's a world of globalization.

Re: Investor immigration and Vancouver RE

soon you will hear outcry from locals for unable to send their kids to Canadian universities.
Why they would be unable? Canadians have RESP, student loans, scholarships etc.
If someone's children are lazy or stupid, don't make excuses, please.

Re: Dumbest sales of the week!

He played the game right by originally asking $11,388,000, then down to $10,398,000, then down to $9,825,000. The Buyer thinks that they got a bargain. I feel sorry for the buyer. Shame on the buyer's agent who didn't advise his client on the value of the house! What is the name of the buyer's agent?

Re: the--manhattanization--of-toronto

the final sale price is of little concern to me, once your future needs are securely covered the rest is just numbers on a piece of paper.
How about your children and grandchildren's inheritance? Aren't you thinking about passing the wealth to the next generations?

This house is a "heritage gem". Does it mean that a new owner will not be allowed to demolish it?

Re: Bloom off the spec rose in West Van

Lots of people want to live there, why not build to fulfill the demand? Yesterday watched "Real Housewives of Vancouver" reality tv show. One of the ladies is a developer/investor's wive Ronnie Negus (husband Russell Negus). On the show, the wife is advertising their new development - the family bo...

Feel sorry for this builder/investor, but what he was thinking? There are too many new houses in West Vancouver.

still doesn't touch detached market - these folks are not the <20% downpayment buyers. Might shave a few % points off condo values
Don't you see that all market, not only <20% downpayment buyers, will be affected?
