Sales at the top have been flying off the shelves for a long time. Everyone can make a transaction. It will proceed.

i had the decency to ask my realtor to get info, and post actual stats/sales of comparables in the same area, similar lot, and house.  
if you wish to prove your point rr, tell us which sale you speak of so we can understand it. otherwise it doesn't exist as others said.
perhaps it was on a larger lot? (which would then not be comparable). everything i posted is on same size lot (4000sq).
