Seller wants 7day removal, but strata minutes unavailable ?

I placed an offer to purchase a condo unit,
the seller wants a 7-day subject removal, but seller said the strata minutes wouldn't be available within 8 days according to Strata Act. If so, I will have no time to review the strata documents.
if I need them sooner than regulated, I have to pay extra fees.
what is the reasoning of this scenario?

That's bull@%#. If you or the seller is willing to pay a little extra to the property management co. they can give you the documents in 1-2 days.
It's called the 'express' service. Just like Canada Post.

Never heard of this Strata Act about 8 days...all subject removal standard is 7 days, so never had a problem getting minutes. Something must be up........... :?:

You already know the answer, likely. It's a whackload of money on the table and without full doco disclosure you're doing yourself a disservice by agreeing to these subjects. Best of luck!

never close a deal without carefully reading strata minutes. Who knows if there are pending assessments..

24 hour and in most cases same-day delivery of strata documents is available through all property management companies. It just costs an arm and a leg. The Strata Act requires that they are delivered within 7 days. Most Realtors will insert a clause that requires the seller/seller's agent to produce all documents within 24-48h, and some will even add in a provision that subject removal date is automatically extended if seller/agent does not produce the documents within said time frame. Strata documents are typically provided at the seller's expense.

Yes, don't even think of removing subjects until you have reviewed all strata documents and make sure that you get any engineering reports that are available too!

Everything is being streamlined through the internet these days. If you are an owner of a new condo, you can register with the property management company and view/print ALL their minutes online. Done. Not a lot of hassle if one is willing to do it.
