I’m starting to question how many marketing company trolls are on this web site.

Posting here to invoke a response in the general population. Trying to create momentum when in fact they are paid to do this.

Here is the harsh reality. All around you property for sale signs are going up, faster then any year in the last decade.

However supposed knowledgeable posters suggest you pre buy into this development.

Maybe, just maybe, you are being treated as a fool, as they screw you into a contract, and leave you in mortgage servitude for 30 years for a property that isn’t worth 50% of what you bought it at.

Just stop and think. Go make yourself a coffee and think. Hop in your car and drive around and look at all those for sales signs and think. Stop

I'm not here to pump Vancouver, but there is a big difference between Perth and Van. There are few cities in the world where people value living downtown well above the fringe or suburbs and Perth is definitely not one of them. that location may be marketed as prime but I would not want to live there. You can live right on one of the best coastlines in the world or in a box that is so far from the river you need to be on the 10th floor to see it. That's probably why they had to flog it off to foreigners in the first place. There's a list of locations as long as my arm in Perth that would be far nicer to live in than that, whether it's beaches, cafes, clubs, or the river you're into.

While you are very likely correct that Van is going to take a dive, you are really sounding like a broken record and talking shit about a place that doesn't have the relevance you suggest isn't lending credibility to your argument.

Take your own advice.

On the topic of this thread, I'm very interested in this development. It is definitely one of the more interesting plans in the works, the comparisons to Woodwards are apt. When the floorplans and pricing come out, I'll certainly be looking, but probably not buying.

Id suggest that most people dont get the linkages. So ill explain

Majority of bulls posting on this web site, appear to be so Vancouver centric that it breeds insularity from the rest of the world.

These is nothing particularly special about Vancouver. Yes nice little city on the western seaboard.

All around the world, we have had asset bubbles created over the last ten years. Many of these have popped.

USA europe

What was left? Australia and Canada. Both still have property bubbles.

The bulls on this site have told us its different this time. Their excuse, a long line of money flying across the north pacific from China.

In other words, the value of their property market is dependent upon foreigners continuing to pay big $. Your industry and economy is contracting.

The only thing that is keeping Vancouver going is building. Business is moving away, people are moving away who cant afford it. Your fundamentals are so far out of whack it isnt funny.

At something like 11x income. (Bulls all say - no no its different this time - its the foreign money.) Even if your market drops back 50% your still going to be very expensive at 5.5x.

Lets compare that to Western Australia. From a minerals point of view, arguably one of the richest states in the world.

It does have massive mining, oil and gas production earning real $. Big $.

Richest woman in the world? Not chinese! Still american. Christy Walton with $24.5b.

No 2 wealthiest woman in the world? Gina Rinehart Australian $20 odd billion. Lives in Perth. Andrew Forest billionaire $6.9b. Live in Perth

Now you have a state with massive development and real income.

But like all of Australia it had a property bubble. In fact its prices increased a similiar amount to Vancouver.

Now its seeing its bubble pop. That was the point of the article.

Even with all that income and wealth in Western Australia you still had a property bubble and it still popped.

From what the pumpers on here tell me Vancouvers justification for bubble prices is HAM money.

And any understanding of international capital movements can see them dry up at a moments notice.

They are extremely fickle. Supply in Vancouver is now either at or approaching 15,000 properties for sale.

Vancouver isnt different, and if your stupid enough to be sucked in and lose your money as this bubble pops, then you dont deserve to have any wealth.

And if you wonder why im still here? Its because im like a dog with a bone. I wont let it go and I believe i will be well and truly correct and by that time my critics on this site will have long ago left.

And they will never admit that they understood that the city had a bubble and in the end they were just gambling!

the reason you're called a troll is because you have no other reason to be on this site except to go on and on about vancouver being in a bubble. the big question is why you care at all. It's not like you have any vested interest in this debate.

Although it is a great pleasure to discuss Taipan and other people, but I would like to come back to the topic.

I guess, Telus Garden development will improve the area and the values of other buildings in the area will jump.
Do you think TV Towers value will be affected?
