I look at price-income; by that measure three things, or combination thereof must happen:
1) Land prices drop
2) Incomes go up
3) Land becomes more productive by rebuilding/renovation
A great many people are hoping for #2 and #3.

you pull stats out of your ass as it suits your argument. You consistenly site city of Vancouver affordability problem yet expand the argument to the greater region to make density stats work in your favour. Stick with one argument vanpro
also, as raventalk explained, Vancouver market is international. All the stats you post about unemployment, incomes, etc. don't mean much if you don't include the wealth, income, etc. of the people that actually buy property (rather than rent)
3) is the only change I've been seeing in Vancouver for quite a long time.
Many of you obviously have ZERO idea how hard it is to find a home with 3 beds up in Vancouver

Then you know they're a hour's drive from the core, equivalent to being on the other side of Surrey or Richmond. Pretending the area bound by the 407, QEW, 427 and DVP is somehow more open for development than west of Burnaby is the height of dishonesty and only serves to make the cheerleaders here look like idiots. what do you live in registered? A dingy 3 floor walk up 1 bedroom suite if memory serves me correct
If it's so easy to find a 3 bedroom suite why aren't you in one?
