Just a question for all the real estate intellectuals.. Is the Ham still buying up real estate in Vancouver during the Chinese New Year ??? I am sure they are but I thought I would just ask anyway.. :)

that was astute and hilarious. i completely forgot about David Lereah and the "real estate balloon".
i don't know whats with the analogy. i think balloons tend to pop pretty violently (more so than a bubble) when they get overinflated.

I think they are - but not the same volume as last year.
FYI, I think realtors are recommending these listings for this month to coincide with the "buying season" since
the asking prices seem much higher than expected.
Wondering if this is what Mike and Tom have recommended
the cure for higher prices is moving to a destination with lower prices

nah, those were real time numbers which were (at least I was told) obtained from the realtor's system. it would have been net of all sales reported at that time.

And the media is now going mainstream that the crash has started.
Geezer: "What if somebody listened to Taipan and doesnt buy".

Well, they will thank their lucky stars, that they arent one of the thousands of miserable souls who cant sell their properties in 2013!

regardless gse - we're talking about a total for the entire city of less than 600 units <$2Million. Does this excite you?

It could, or it may not. Depends on the other side of the equation. (think economics 100).

For the "entire" REBGV, the total unsold active listings (i.e. unsold inventory) of SFH (Detached) is 5,329 as of Jan.31, 2012 which is a huge 28% INCREASE YoY (see: http://www.yattermatters.com/2012/02/no ... al-estate/). Are you sure you are not once again mistaking "new listings" for "unsold, active inventory"?

not sure how you can be so unaware of how to locate this data.
Go to realtylink.org and search for the active listings under 2M yourself.
What do you see there?

correction will only occur if the global economy goes into a downward spiral for some reason or China crashes (which would most likely, though not necessarily cause the global economy to spiral down).

Vancouver's RE market will NOT correct on its own. It's joined at the hip with the global/asian economy.
