So i saw the telus garden ad on 24hrs newspaper and it said prices starts at $279,900. I wonder what that size is? :)

Most of the units i've seen in TV Towers are junk...awkward floorplans, terrible condition from rentals, views of giant TV satellite dishes and pillars of steam. even Spectrum is better imho.

Would not be surprised if some of the smaller units are bachelor suites around 450 sq ft and under and at this price, there probably isn't a parking stall included.

No kidding! The only good layouts IMO are the West facing units (facing the library) in TV towers 1. The triangle floorplans (south facing) are horrible. I went to one of the units with this floor plan, you can't have a TV stand and have to mount the TV but your TV has to be slim enough otherwise you can't go into the bedroom door.

I especially would not want to touch any of the units that are facing each other with Towers 1 & 2 being so close to each other. You see nothing but your neighbours and limited natural light.

All in all, I'd say 85% of the units are garbage but the other 15% are good and the ammenities are excellent! Location is definately A+ so given the Telus building development this would eventually positively impact the units in this building and surrounding buildings as well.

According to the newspaper today they are throwing in a 400 sq/ft flat screen.
Seriously though, huge TV screens on buildings are we in danger of losing the unique Vancouver atmosphere of being a modern city between Nature and the US Mega Metro Cities?
Whats next ? Coca Cola Space advertising?

Do you really believe we still have a Vancouver atmosphere? I think we have long lost that with some of the most bland construction projects in North America. 90%+ of new builds in Vancouver are atrociously boring and lacking in visual stimulus, at this point I'll personally take anything to liven up the downtown core. Yaletown is a prime example of urban planning gone wrong, in my humble opinion. Few dozen, boring, teal/cyan coloured buildings in an area that could have been planned as something more along the lines of Tribeca with low to mid rise brick/warehouse/style lofts.

Given the $279,000 start point I am optimistic that enough density will be packed in to see some decent 1 bedroom in the low/mid 300's. That would be cheap enough to compete with the resale market around there right now.

Don't forget to add taxes to the $279,900 price tag. I think for that price they will be selling a studio without a parking stall and without a storage locker.
I doubt that Telus units will be cheaper than a resale market in the area.

Storage lockers in the downtown area (except Yaletown) haven't been available for newer developments for several years now. Look at TV towers, capitol, atelier, raffles just to name a few.

Pretty soon developers will try to strip out parking from lower 1 bedroom units.

They already have... look at Marine Gateway for example - no parking for the smaller 1 beds below the 20th floor.
Oscar had this too way back, but that was a rental conversion. More recently Cosmo required you to buy parking or not get it... their price tag was $40k + HST and an extra $5-8k if you wanted to be able to plug in your electrical car.

I was in the 999 Seymour display center this weekend. Interesting concept there, and storage lockers were $5k/each. I'm ok with that, it's all part of the overall number right? You could buy multiple numbers too.

That being said, I continue to see too many small units. I'd say the building was only 10-15% 2 Bedroom, and they were already sold out.

That's the trend, they are making units smaller and smaller so they can be more affordable.

How much of a price difference of a same floor plan at a lower floor (say 7th flr) as compared to a unit that is on a higher floor (say 25th)? For 999 seymour or comparable buildings in the area.

I was at the presentation center and came away very impressed . Amenities include heated outdoor pool, gym, yoga center, lounge,dog park and gardens and concierge. High level of interior finishing such as bamboo wood flooring, glass tile and wool carpets. This is what happens when a quality team is involved in all aspects of the development.

I can tell you in a 1999 presale it was $6k/floor (around 5% of purchase price) Sorry that doesn't help too much, I'd be surprised if something 20 floors higher was actually double the price.

On the topic of Telus Garden, here's the presale info with some floorplan and pricing detail. Many floors are missing though (?).

Nice features, some great floorplans, and some terrible ones (columns, awkward angles, etc.). Strata fees are high but consider ~$100/mnth in internet/tv/phone bundled in.

I'll be interested to see what happens to this as compared to what happened this weekend with Marine Gateway.

All that being said, I wonder about the "liveability" of this area, including buildings like the Capitol. You have to look several blocks around on Google Maps to see anything that qualifies as a "park". And it's about as far as you can get from the water and still be downtown as well. Very close to Pacific Centre and transit though.

Usually it's 3 grand per floor. But once you clear a certain height, there is a huge jump for that particular floor and then 3k per floor again.

There are some extreme cases. Like Capitol residences, the luxury units (above 30th floor) they were asking 16-18k per floor
