freako was a prolific bear poster. He was level headed and provided good analysis for the most part. Most of the permabears around here today are a clown show.

Beautiful Little Mountain/ Main Street character home with complete renovation and legal 2 bedroom garden level suite with separate laundry up and down. Full transformation with excellent layout including a huge open plan family/ kitchen/ breakfast nook area with mountain views. Separate dining room and living room, and 3 bedrooms up. High quality modern finishings to complement heritage elements like leaded glass windows, antique hardware, doors, etc. Detached studio/ workshop, fully finished not included in total sqft. Awesome location directly across the street from Cartier Park, and a few blocks to QE Park.

Given what I'm seeing from the sales now it looks like a lot of renters/sideliners are now entering the
detached market. Lots of low $ sales on decent homes. By my estimate this will last another 2-3 months
before the opportunity vanishes.

What's going to happen in two to three months? Prices shoot up?

inventory disappears. After that it takes a few months for price increases...likely around the new year.
