Too many bears under there already, freako is organizing them.

"freako"... where have I heard that name before. Well if I look back through the archives I only get a handful of posts. Whodaf*ck is freako?

Maybe he was a poster of yore but unfortunately all the historical records have been destroyed in the Great Suspicious Fire of Odd Eleven, save a few longer active threads.

Really? What happens to the archive here? Are users allow to delete their own posts or something? (Edit: well duh of course, but en mass is my question.)

freako was a prolific bear poster. He was level headed and provided good analysis for the most part. Most of the permabears around here today are a clown show.

Some pretty interesting drops in asking price.
Several in Vancouver East.

btw, I invite anybody to go up and stand on the street where the Million Dollar Lottery home is located in Abbotsford when 40 km/hr winds are blowing off of Sumas prairie.
Then tell me what you'd pay for this house.

...and that other Abbotsford million dollar home on Dawson Road. I know that house. They've been trying to sell if off and on for at least the last 4 years.
PRICED TO SELL indeed, lol.

Freako could be extremely rude and was intolerant of any dissenting views but he was smart and his arguments were persuasive and eloquent. Quite a sharp contrast to ..... oh, on second thoughts I'll leave that to the other thread.

I archived a bunch of his predictions if anybody is interested. They make quite interesting reading in retrospect.
What if somebody listened to Taipan and missed that 61% increase in SFH values in just 39 months? They would have missed one of the biggest money making opportunities in Vancouver real estate for many years.

The archives were deleted starting about April of 2011. I assume the directive to delete old posts was taken on direction from the forum's owners. I think those who were around this forum at that time should have no trouble figuring out why.

just an observation...
Given what I'm seeing from the sales now it looks like a lot of renters/sideliners are now entering the
detached market. Lots of low $ sales on decent homes. By my estimate this will last another 2-3 months
before the opportunity vanishes.

What's going to happen in two to three months? Prices shoot up? Here's an anecdote. My wife and I have been looking for a detached home, in the 900K to 1M range, for the last few months. I'd been going on about impending RE market doom since 2006. However, she grew tired of my moaning, and I grew weak, so we began seriously looking in the spring (f*ck me). Well, guess what? In the last couple of weeks, she's been growing increasingly concerned about the market as a result of more recent media reports (she only follows MSM, despite my valiant attempts over the years at expanding her sources by sending links to the blogs we all know). Now she's saying we should maybe hold off for a year and see what happens... You think I'll be putting up a fight?

I'm a long trem bull who generally likes to avoid short term guesses (guesses is all they are) but the events of last few months tell me that putting off the purchase for a year could be a good move. We have had one of the longest and biggest run ups ever, sooner or later is has to end and "sooner" is starting to look like the better bet.

ETB, you have what's called: "D-E-N-I-A-L".....don't worry though, although there is no medication for it specifically, it is not life threatening....it simply runs its course.

"sidelines"

What's going to happen in two to three months? Prices shoot up?

inventory disappears. After that it takes a few months for price increases...likely around the new year.
