Nope. You can not enter into a tenancy agreement that has any term that contradicts any section of the Residential Tenancy Act. The contradictory section will be struck out if challenged and you may owe more than just one month's rent at that point.
See sections 5 (1) and (2) of the Residential Tenancy Act:
"This Act cannot be avoided
5 (1) Landlords and tenants may not avoid or contract out of this Act or the regulations.
