NOT rainscreened with vinyl siding?

What would be your opinion on that:

It is a 16-year old four storey building with vinyl siding.
NO full rain screening - just balconies were repaired.
Everything looks nice and clean, no smell, no visible signs of mold.

Would you buy in such building? How much discount would you ask from Assessment value?

Partly rain screened....well run don't walk away...run quickly. Partly rain screen could mean that they may want to rain screen later on and there could be significant costs down the road or it could also mean they had problems so they decided not to rain screen the whole building. Doesn't seem like a good deal. You can find nice rain screened buildings under 10 years on mls on Vancouver's Westside now, check out the mls an look for a rain screened building with low monthly maintenance. All the best.

How much it could cost to rainscreen a four storey 40-units building? Around $1Mln or more?

about $50/sf R&R. if building is built pre 2001 (and probably is if they have already done balconies), check to see if any engineering reports (or depreciation report) available. balcony replacement is not a partial rainscreen.... if building is partially rainscreened (ie. east wall only) expect to have to rainscreen the other 3 elevations down the road. Thanks for correction, Multiple Offer.
Realtor called it "partially rain screened", but strata documents show only balconies repairs. So, the building is not rain screened. Does it mean that vinyl siding should be replaced sometime?
Strata doesn't have any engineering reports (or depreciation reports).

Although it is a 16-year old building with vinyl siding, everything looks lovely, and I like the unit very much.
Don't know what to do.

The way I understand it vinyl siding does not need a rainscreen but check with your local inspector.

i can think of dozens of vinyl siding buildings that have undergone a rainscreening. new building code required that vinyl building be rainscreened. feel free to pm if you need some advice.
