According to this article in the Globe, the east side of Vancouver is the place to be. Too many immigrants on the west side and prices way too high?

What do you mean by saying "too many immigrants"? Do you discriminate against this group of people?

You know, what I love, is when average price goes up (presumably from 2010 to 2011), Real estate agents shout from the rooftops "Prices are leaping ahead, it's a hot market again this year!" When the average price goes down the line is "Statistics were skewed, it's not like they really dropped." Whatever. In a rougher year, "average" buyers are scarcer, only the rich can afford to buy, so the average goes up, fewer houses sell. This last year there were still fewer buyers rich or not so rich, so the "average" drops. At the same time, just because a few homes on the east side are selling for a good price, reports focus on that, not on the thousands of listed that didn't sell elsewhere. They should just publish the statistics and keep the spin to themselves. But then they would prefer a confused buyer who believes whatever they tell them.

Realtors are salesman. They say whatever they have to keep their livelihood. You can't blame them.

I sold my condo a few years and had an offer I wasn't happy with. The listing realtor gave a hard sell on an offer and said it's a really good offer and I should accept. Basically trying to convince me that I should take the offer. I stopped him pretty quick and said, "you work for me, shouldn't you be sitting with the person making the offer and convincing THEM to increase the offer?"

Of course I ended up being patient, got my price and asked my realtor if he wanted the commission on the original price he was trying to get me to take or the new better one?

Im an immigrant, as are both my parents.

Without a doubt some areas of Vancouver have too many immigrants. It would be much more beneficial to the city if more immigrants were open to assimilating and adopting certain traits of Canadian culture.

Assimilating is a process, it takes time.
And maybe some new immigrants (elderly) will never adopt "certain traits of Canadian culture", so what?
I don't have a problem if a person is different. I feel concerned about crime and drugs on East Side, that could stop me from buying there.

I think the locals should assimilate to the immigrants. It will be faster than vice versa.

can't believe I'm saying this, but...Collingwood is hot. Probably the only
area in E. Vancouver that is. Anything decent under 800K is gone, fast.
the cure for higher prices is moving to a destination with lower prices

funny you should mention Renfrew Heights...there are some good values there now. i.e. 700-775K

Land value is $750K these days.

Anything below that is good value in today's market.

Tomorrow - who knows.
