where do you get that idea. he bought it for $703k and he's selling it far below market value. he is just a generous guy trying to lend a helping hand. even went through the work of designing the house and getting permits.

I think the point is - someone thought it was a good deal at $703K. Now they don't. It's called a market going down.

Do you think he may have started a new trend amongst generous homeowners? Plenty of recent sales suggest so.

Remember how we were told to buy now or be priced out forever? Let's now say, "sell now or pay a big price forever".

Definitely a bubble!
So jimmy said I missed the dip in Richmond last year. And now prices have fallen even more with no balance in sight! The poor old man is just too old and grumpy!

Another big over ask sale today in the east side.

Something like $80K over ask for a 25 foot lot. Sold for $1.444M.

Surprised that the realtors on the forum haven't posted yet - they probably haven't finished servicing themselves to that image just yet.

The realtor convinced the buyer that it's different here.
So jimmy said I missed the dip in Richmond last year. And now prices have fallen even more with no balance in sight! The poor old man is just too old and grumpy!

Assessed at $911,000

5420 warbler ave sold $753,000
Assessed $837,200

9831 Gilhurst cr sold 1,838,000
Assessed 1,984,000

10651 No 4 rd original price $828,000. Sold after 130 DOM $675,000
Assessed $784,3000

1 year ago this would not have been seen. Now it's a trend.
Most Richmond homes are going for below assessment. Almost 1200 sfh and 43 sold so far this month.

Van west is doing much better than Richmond. Total listings 1083, sold so far 47.

Van west

2681 McBain ave list $1,995,000 reduced to $1,599,000. Sold after 102 DOM for $1,525,000
Assessed $2,234,300

1996 Sasamat st list $3,390,000 reduced $2,999,000 sold $2,511,500
Assessed $3,127,000

4463 w 16 ave lit $1,198,000 sold $1,150,000
Assessed $1,434,000

716 w 49 ave sold $1,400,000
Assessed $1,500,000

2288 w 45 ave sold $1,410,000
Assessed $1,605,000

These listings are the lucky ones that sold. The rest, they will sit and rot on the market returning with deep reductions in order to adjust to tomorrows market of an additional 10-15% haircut. Then another 10-15%, then another, then etc........... :cry:

Yup. Sept/12 sales are tracking to be lowest in the last 15 years (even lower than disastrous Sept/08 during the onset of the worldwide financial crisis), listings keep piling on (even though "no one needs to sell in Vancouver"), unsold inventory keeps swelling and MOI is on track to hit near 13 by the end of this month!

What will happen is we will see a handful of sellers that have purchased years back and now taking the opportunity to cash out. If anyone bought before this boom, they will have flexibility vs the ones that bought during the boom. So all those boomers out there are set to retire and will take any price to sell. This will add competition and there is no way a recent young buyer can match. Some sellers are taking a small loss now to prevent from further loss later down the road.
