Which is exactly why you don't go with most realtors. They're not interested in getting a seller an optimal price, but rather they're interested in selling the house so they can get their commission.

Real estate commissions are pretty small in Vancouver. In general, the question isn't going with a realtor or not but rather which one you go with. My experience is 75% of all realtors are scammers just looking to do anything to get a sale done and get their commission, but 25% are definitely trustw...

It all depends on what you mean by past, I guess. I lived in Japan for awhile in the mid 90's and I can assure you, permanent immigrants were few and far between.

Lol, Japan allowed immigration.. .that's a joke.

HOWEVER! Times have changed in Japan, so yeah, they're more open to it. In the past however. it just did not happen.

As for 100K, not sure where you get that number. 11000 is the # of annual naturalized citizens

Let me add a caveate.. Assuming we get a majority government. If it is a minority conservative, than monetary policy will stay loose.

If majority, the government will tighten monetary policy after it gets elected. Of that there is no doubt.

I go by teranet HPI for Vancouver as the one I regard as most useful / credible.

Harper and friends are furiously borrowing via the BOC and CMHC in order to prop up the economy and get their next 5 year mandate.
