Re: How far can it drop? 20% or 30%?

East Van sales fallen off a cliff and prices down. Buyers can only be found on milk cartons. As Steve has pointed out, the market in general is balanced at this time. The important thing to note is that momentum has been lost in the detached market. Very different from the market a year ago. Does S...

Re: Jimtan tracker

Don't worry about me. I bought a one-bed pre-sale near Queen Elizabeth Park in autumn of 2015. Grasp! Walk through this summer. Anyway, I don't need any more money. I'm preparing to exit. I'm worried about the kids. There's always some newbie buying at the top. BTW did you catch the latest news. Rr...

Re: Jimtan tracker

HaHa. You guys are cute. I fought off the bear trolls from 2008 to 2015. I can certainly fight off a couple of bull trolls. FYI of the newbies, I joined the forum as a bear in 2007-8. In late 2008, I flipped to be a buyer. Purchased my two-bed on Marinaside Crescent in March 2009. Spoke bullish for...

Re: How do you explain Vancouver plummeting and Toronto surging?

You poor thing. Your equity comes from your home. Equity goes up when RE goes up. But, it also means the price of your next purchase went up too. Unless, you are selling out and moving to ... What are the chances of you upgrading to Vancouver West? Or, upgrading to a bigger house? Wealth is somethi...

Re: How do you explain Vancouver plummeting and Toronto surging?

Vancouver is the home of money laundering through the principal residence exemption.   Regular joes are still getting well below ask for homes - these "sales" are grey market transactions that fooled many of the suckers in Vancouver. Lots of houses out there getting nowhere near peak pric...

Re: New affordable housing policies for the young

Re: New affordable housing policies for the young

..In Vancouver, if your income is anywhere below $150,000, you’ll have a hard time buying a new condo. If you make less than $50,000, good luck finding a rental that doesn’t eat up more than 30 per cent of your paycheque. thats not true...there are people making not even in the 6 figures and they c...

Re: Vancouver indvidual property sales details

I don't think developers fill the gap, developers are always looking for a property that is in a prime location and good candidate for development.  To many factors to list on what makes a property desirable. Yes I purchased a property last June, maybe a little over 9 months ago. Also your mistaken...

Re: Should the government intervene?

First I am hearing of eliminating CGE.  Yep - budget made no mention of it.  Doesn't mean it can't happen in the future. I guess when it happens it will be good for everyones kids..... Would it effect the kids at all?  Parents pass away and there is a smaller pie in the inheritance.  Smaller DP on ...
