Do consider the fact that people do not essentially pay $4,000,000 out of their pocket. Lot of these buyers sell their old homes, for say 2-3 million, and the rest of the balance they take out a mortgage. Potentially a lot of this type of cash flow is acquired from generations of handed down wealth....

If you lower your commission percentage, you may lose buyers due to the fact buyer realtors will find the low commission unattractive. You have to split the commission, and you'd be surprised how much liability a realtor takes on when brokering your sale. Imo always get more than one opinion before ...
