Re: Canadian Markets Are Seeing A Real Estate Boom With Population Declines

The boom is explained by low LOW interest rates AND a flight to bigger more spacious properties. Plus over the next 3 years Canada will take in 1.2M new immigrants who will stay in their cousin's basement only so long, ie create massive rental AND real estate demand ! Yours Sincerely, Thomas Beyer, ...

Re: Vancouver Real Estate Prices To Fall 10% in 2013

Likely in some sub-markets, like condos far away from a SkyTrain or CanadaLine. Not likely if the Liberals get re-elected. Also not likely in high demand markets for houses in decent condition with some yard in good locations (say with a view or close to good schools or close to transportation rout...

Re: Vancouver Real Estate Prices To Fall 10% in 2013

A 10% drop is possible (albeit unlikely) in some sub-markets, like condos far away from a SkyTrain or CanadaLine. A 10% drop is also not at all likely if the Liberals get re-elected, in fact I expect prices to rise modestly if they win. Also, a drop is not likely in high demand markets for houses in...

See this interesting Letter by 125 renowned scientists to UN Secretary General re climate change that essentially states that current scientific knowledge does not substantiate his assertions on global "warming": http://opinion.financialpost.com/2012/11/29/open-climate-letter-to-un-secretary-genera...

Re: What is your RE forecast for 2013?

... Americans are beginning to cut their deficit. Are they ? They just lowered their taxes permanently. ... But I see the return of the boom phase of the economic cycle. ! Based on what ? Immigrating Asians ? LNG expansion in BC ? ... Think of the 40% of young adult Vancouverites living with their ...

Re: What is your RE forecast for 2013?

The professional econmists are saying atht 2013 will be flat presumably because supply and demand is in balance. No drama here. What is your RE forecast for 2013? :D Depends if the NDP wins in May or not. If NDP wins, - ten to - fifteen percent due to tax hikes, huge deficit, fee hikes and higher u...

Re: 10 offers on this Point Grey 50' so far.

A 50 foot lot is 50% bigger than a 33 foot lot, thus 50% more expensive. With a mountain and ocean view $2.7M seems not overpriced, and if listed for only $2M it is no surprise that it had 10+ offers on it. It is one of the best locations in Vancouver, quiet, good schools, close to downtown, beach, ...

Re: Sellers with over inflated prices will be begging for bu

Unlike stocks houses are not only used as investments. That is a nice side-effect. Houses are homes, and many a seller is not motivated enough to drop the price. You will see dropping condo prices first as there are quite a few, and they can always make more; unlike houses in Vancouver where there i...

Two Cities & Three countries – Norway, Amsterdam & Vancouver

Without immigrants and the rest of Canada, Alberta or BC would be as rich, or richer, than Norway, per capita, but it would also be a lot smaller. Norway has almost no immigration, thus no need for new schools, new roads, new sub divisions .. imagine Alberta or BC with its coal, gas and oil reserves...

Re: Climate Warming is coming to BC

The scientific debate about global warming is over. ... One of the key assumptions is the overall growth of CO2 emmissions due to economic growth. That world wide economic growth may be lower than assumed, and the CO2 emitting energy used to drive it will be far far more expensive, namely oil and c...

25% value growth in 5 year to $5M - due to inflation but primarily asset improvements from cash-flow of the asset Also, how do the numbers look with a 40% depreciation over 5 years? Re: Cash-flow or Equity Growth ? How much leverage to apply

How is mortgage paydown a profit centre? Isn't that just moving numbers around on the balance sheet? It is a profit center because the renter is paying it, not you. In a flat economy and with little property investment to improve it, you pay your mortgage down about 10% in 5 years, or 22% in 10, yi...

Cash-flow or Equity Growth ? How much leverage to apply ?

Real estate is like a three course meal (TM). It has three profit centers: cash-flow (or the appetizer), mortgage paydown (the main course) and equity appreciation through asset improvements and inflationary rental upside (the dessert). One key question is: how much cash to put down and how much lev...
