Ideally we see a 50% reduction in values to get rid of the swarms of people that buy housing as an investment, and not a place to live. Realistically, there might be a brief and shallow pullback before another head first dive into a bull market. I would say that is wishful thinking, a 50% reduction...

Sounds like a lot of wishful thinking. A lot of people had to stretch just to get into this market.  Grey market loans are through the roof.  Those that could not afford the market 2 months ago can afford it less today and less tomorrow when rates go up....
