Re: Will the end of bridge tolls cause an increase in property values ?

Good point is certainly can't hurt them, will likely help nudge as you say...but watch out for mobility pricing which could hurt prices as much or more

Re: Vancouver indvidual property sales details

Just a few points in response. Vancouver has had a 90% crash before and there was no earthquake. there was a World War though, kinda a big deal.  Also back in those days you could trade real estate for horses More recently Tokyo had a 90% crash too, and again no earthquake. And how about Vancouver&...

Re: Vancouver indvidual property sales details

I'm doing better than most buddy. I'd thank you for your concern if I didn't find your obsessive attention  downright creepy. Still avoiding explaining your hilarious misunderstanding about return on investment eh? Allow me to correct another your many misconceptions but you apparently aren't "...

Re: Medium Term risks?

Christy quit from politics. She's cunning. So, probably means that she doesn't think that the BC Liberals can win in the next few years. Why? l Where are they going to get enough donations, after corporate donations are banned. "'I am done with public life,' says Christy Clark in 1st public st...

Re: Capital Gains Exemption for Primary Residence

I agree that many basement suites will not attract the CRA for any reason other than any income they produce. If you have granny living in your basement and all residents have access to the kitchen there is clearly no issue.  However, if you are renting out a suite which occupies the entire basemen...

Re: Capital Gains Exemption for Primary Residence

a) the income-producing use is ancillary to the main use of the property as a residence; "ancillary" in this context means for example a shared kitchen/bathroom?   Wouldn't most suites satisfy these 3 criteria? Yes Most suites do satisfy these criteria.  Contrary to some misinformatio...

Re: Are interest rates finally going to rise?

Sounds like a lot of wishful thinking. A lot of people had to stretch just to get into this market.  Grey market loans are through the roof.  Those that could not afford the market 2 months ago can afford it less today and less tomorrow when rates go up.... I would hate to be stretched right now - ...

Re: Are interest rates finally going to rise?

Oh, I forgot to add, I think interest rates have just started a long upward trend back to historically normal rates. I'm hoping it will be a slow steady rise because when rates have shot up suddenly in the past it has been disastrous for many overleveraged people as their property prices crash and ...

Re: Capital Gains Exemption for Primary Residence

Anyone sold their house recently with an authorized/unauthorized suite that was rented out? Assuming the house was your PRIMARY residence, did the rental affect your capital gains exemption?   It's going to be interesting to see how many people lie to the CRA on their home sale declarations. The CR...

Re: Are interest rates finally going to rise?

http://www.vancouversun.com/canada+long+ride+with+rock+bottom+interest+rates+appears+ending/13570331/story.html That article is a bit misleading, sure they are going to need to pull back from current lows, but there isn't going to be pressure to keep raising rates, based on inflation numbers.  Lets...

The Money Pit Tax

Looks as if this tax will cost taxpayers a lot more than expected, and doubtful it will ease the tight rental market
