Re: Hi Everybody!!

You can be a "Bear" and both sell and re enter the Market. Agreed. but at the end of day, jim has to account all the coins he got in his pocket to see if he is a winner or loser by timing market.  Vancouver  condo prices increasing over 2% per month since Jan 2017, it is not a good news f...

Re: Hi Everybody!!

You can be a "Bear" and both sell and re enter the Market. Say you sell a Single Family Home and re enter the market the next day with a smaller home, or a Condo. Provided the asset is not exactly the same as the one you divested your acquisition becomes a "Hedge" or "Pivot...

Re: Hi Everybody!!

This guy has no analytical ability. He posts a ton of hot air without empirical backing. Does not grasp strategy. Just lemmings. Monkey see, Monkey do. The last article he referenced (Post #38) was from 2015, while Poloz has just changed policy days ago. Are you a cherry picker, a dumbot, or a dumb ...

Re: Hi Everybody!!

CHILDREN... Please play nice. In answer to SEMVEN, Vancouver is a long term growth prospect. So, a long term investment will likely return an above average yield. The problem is the entry point. There's always someone buying at the top of the cycle. And, only a few buying at the bottom. That said, d...

Re: Vancouver indvidual property sales details

In the meantime, thank your lucky stars that the NPA is NOT the government. You might want to consider the net increase of 11k units in the Cambie Corridor......

Re: Cambie Corridor Phase 3 – New Priorities

Overall it is a good plan. Supply of new units (11,500) is a big increase from Phase 1 & 2 (6,600 units). The key is the townhouses and row houses. Five comfortable row houses can be built on the land of two small SFH. http://vancouver.ca/home-property-development/cambie-corridor-plan.aspx  If t...

Re: Bombshell for some Airbnb users

Good thread by Geyser. There's a movement to rein in AirBnB. Enforcement can only get tougher. "Canada's biggest cities move to regulate Airbnb, but it's no easy task Critics warn that enforcing municipal regulations on short-term rentals can be difficult ... If that regulation passes, Toronto ...
